Landlords and Rental Properties

From 1st October 2008, an Energy Performance Certificate is required whenever a building in the Social or Private Rented Sector is marketed for let to a new tenant. Before a property can be advertised as available for rental, the EPC must have been completed and lodged on the central Landmark register. It will be the Landlord who will be responsible for ensuring that the EPC is made available to all prospective tenants.

As the Energy Performance Certificate will be valid for 10 years, HertsDEA Ltd. are advising Landlords to arrange their Energy Surveys at the earliest opportunity. Their are 2 million rental properties in the UK and there will no doubt be a high demand for Energy Assessors to carry out Surveys as we approach October 2008. HertsDEA Ltd. recommend that Landlords order their EPCs now to ensure they don't lose weeks of valuable rental income.

Landlords with significant portfolios are advised to order their EPCs as soon as possible. Not only will this allow for organized planning of inspection schedules but will avoid potential delays in marketing.
